What does it mean to have an individual lease?

An individual lease is a great option as it provides your roommate with his or her own separate lease agreement and responsibility for only their monthly rental installment and other lease charges. If a roommate moves out for any reason, your student won’t have to worry about needing to cover their portion of the rent. His or her financial responsibility is only for their space!

What is a guarantor?

A guarantor is a person that will guarantee the obligations of the Resident including, but not limited to financial responsibilities. Students who do not meet our standard rental criteria and approval standards require a financial guarantor. Typically, tenants must have an income of at least three times the monthly rent installment and satisfactory credit history to qualify. For a copy of our complete rental criteria, please get in touch with our office. If an approved guarantor cannot be obtained, the last 6 rental installments must be paid before move-in.

A guarantor is not needed in a person to sign the lease. All paperwork for the guarantors to fill out will be sent electronically to their email addresses.

What is included in the rent?

We offer all-inclusive rent! Your student’s rental payment includes rent, electricity*, water, sewer, trash, high-speed wireless internet, as well as extended basic cable in each bedroom and living room. Students DO NOT have to set up any utilities in their name, and there are NO connection fees or deposits. How’s that for convenience? *There is a designated cap per apartment for the electric bill. If the apartment goes over the cap during the month, the difference will be split equally among the occupants of that specific apartment.

When is my student's rent due?

Rental installments are due on the 1st of each month, despite financial aid disbursement dates. Advance payments are accepted; however partial payments cannot be accepted.

How does my student pay his or her rent?

For your convenience, we offer several payment options for your student to choose from. We accept checks, money orders, and cashier’s checks in our office. Students may also pay online through our website using a checking account, or credit or debit card. Monthly ACH payments can be set up online as well. The payment processor does charge a convenience fee for online payments. We are unable to accept cash for any payment.

Is there a security deposit?

No, but we do charge a Community Fee. The Community fee is a non-refundable convenience fee of $275. Payment of the community fee covers administrative costs associated with setting up key codes, gate, and common area fobs and bedroom keys, preparing your student’s room for move-in, as well as the upkeep of the community.

How long is the lease term?

Leases consist of a 12-month term. For your convenience, the total rent amount is broken into 12 equal monthly installments.

Can my student request specific roommates?

Yes, students can list the roommates they have chosen when completing the application. It is important that all roommates list each other and that all requests are mutual. All requests are placed on a first-come, first-served basis and are taken in order based on the date the lease is signed.

What if my student doesn’t have roommates?

Our homes allow your student to live with best friends or make new ones through our roommate matching program. If your student does not have preferred roommates, please indicate that he or she would like to use our roommate matching service. Everyone is given a series of questions to complete during the application process that will inquire about their study habits, social habits, and hobbies. This will help us match your student with residents that have similar preferences in the requested floor plan.

Can my student request an apartment?

Students can request a specific apartment but there is no guarantee that we can honor the request. We do our best to try to accommodate all requests. All requests are placed on a first-come, first-served basis and are taken in order based on the date the lease is signed. The sooner the lease is signed, the better the chance the request will be granted! Apartments and roommate assignments are made 2-3 weeks before moving in. Students will be notified via mail/email once an assignment is made.

What happens if my student has conflicts with his or her roommates after move-in?

We ask students to first communicate directly with one another to work towards a solution.  Should there be differences that simply cannot be worked out, residents may be able to transfer, depending on availability (a transfer fee may apply and the transferee will be required to pay the rental rate for the new room).

Is renter’s insurance required?

Renters Insurance is not required but is highly recommended as personal property and vehicles are not insured under the apartment lease agreement. It is relatively inexpensive and covers your student’s personal belongings if something were to happen. Renter’s insurance can often be secured through the automobile insurance carrier or homeowner’s policy. Check with your provider for details.

Do you allow pets?

Yes, we do allow pets with breed restrictions. Additionally, we will apply pet rent and a one-time pet fee of $250/per pet.

What if residents need maintenance in their apartments?

Students can submit a service request online through our resident portal, or simply call or stop by the leasing office. Our friendly maintenance staff is here to respond to all maintenance issues promptly and professionally. Please be as specific as possible regarding the location and actual maintenance issue. Our goal is to respond to service requests within 24 hours!

How does my student receive mail and packages?

We provide mailboxes that are centrally located on-site and assigned by the unit. This is where your student’s mail will be delivered daily. If your student has packages delivered that will not fit in the mailbox, we will accept those packages in our leasing office. We will notify your student via email or text message. With your student’s best interest in mind, we instruct carriers not to leave packages at the doorstep.

How close are you to the University of Louisiana at Lafayette?

Our student housing is located less than a mile from the university – only a short walk or bike ride away from class, eliminating the need for an expensive on-campus parking pass. We are also within walking distance from Cajun Field, so you will always be close to the action!

What type of parking is available at your community?

We offer one (1) parking pass per resident at no charge allowing your student to park anywhere in the community.

Will each bedroom have its own bathroom?

Yes, each bedroom has its own private bathroom.

What kinds of events do you have for your residents?

How can my student reserve an apartment?

Begin by clicking on “Apply” above. After submitting the application and application payment, the guarantor will receive a link via email to complete the guarantor’s application. A member of our leasing team will be in touch shortly afterward to guide your student through each step of the leasing process.

What paperwork is required to secure a room/apartment?

Since we offer individual leases, each resident is required to complete a rental application and lease agreement. We will also need a copy of your student’s college I.D. or acceptance letter. Guarantors will have to complete the guarantor application and agreement. All fees must be paid and the lease must be signed to secure a room.

What if my student wants to leave for school break?

Students may leave at their leisure, however, in accordance with the lease agreement, students are responsible for payment whether he or she chooses to stay or leave for the break.

Does my student have to leave during school breaks?

Unlike the dorms, we do not require residents to vacate their apartments during school breaks.

What if my student needs to break his or her lease or doesn’t return for the spring or summer semesters?

We do not offer a lease buy-out. However, the lease agreement provides for your student’s apartment to be re-let to another individual provided the new resident meets our rental criteria and approval standards. Students are responsible for finding the person to take over the lease and are required to pay all rental installments until someone takes over the contract. Please contact the office for specific details of the re-let process and fees.

When is move in day?
